The Two-Dollar Fix That Competes With Expensive Upgrades
A tube of caulk costs $3–$8. A roll of weatherstripping costs $10–$30. These are among the least glamorous home improvement purchases available, and they produce some of the most cost-effective energy and comfort improvements in residential buildings. Air sealing through caulk and weatherstripping application addresses the gaps and cracks that allow conditioned air to escape and unconditioned air to enter — the same gaps that expensive mechanical system upgrades can’t fully address because they don’t treat the source of the leakage.
The average home loses 20–30% of its heating and cooling energy through air leaks in the building envelope. Caulking and weatherstripping address a meaningful fraction of that leakage at materials costs that are a rounding error in the household budget.
Where Caulk Goes and Where It Doesn’t
Caulk is appropriate for sealing stationary joints — gaps between two surfaces that don’t move relative to each other. The primary caulking locations: where window and door frames meet the exterior siding or interior drywall, where pipes and wires penetrate walls and ceilings, at the base of interior trim where it meets the floor, where bathtubs and showers meet wall surfaces, and around recessed lighting fixtures in ceiling-to-attic locations.
Caulk is not appropriate for joints that move — expansion joints in masonry, joints that experience thermal expansion and contraction, and gaps between moving parts like door frames and doors. Using caulk in these locations creates cracking and peeling that requires periodic removal and reapplication.
Choosing the Right Caulk for the Application
The most common caulk mistake: using the wrong type for the application. Paintable latex caulk for interior gaps that will be painted over — it’s easy to work with and accepts paint immediately. Silicone caulk for wet areas (tub, shower, sink backsplash, exterior) — it’s more durable under moisture exposure than latex and doesn’t support mold growth. Polyurethane caulk for exterior gaps where maximum weather resistance is needed — it adheres to most surfaces and is extremely durable. Foam sealant for large gaps (1/2 inch or more) that caulk can’t adequately bridge.
Using paintable latex caulk in a shower fails within months — the moisture causes it to peel and mold. Using silicone where you want to paint over it fails immediately — silicone doesn’t accept paint. The type matters as much as the application.
Weatherstripping: Types and Where Each Belongs
Foam tape weatherstripping (adhesive-backed compressible foam) is the easiest to install and the shortest-lived — it compresses permanently within 1–3 years and stops sealing effectively. It’s appropriate for rarely-used doors and windows where durability is less critical.
V-strip (tension seal) weatherstripping is a thin spring-metal or plastic strip installed in the gap between a door or window and its stop. As the door closes, the V-strip springs open and fills the gap. It’s more durable than foam tape and appropriate for all door and window applications. Door sweeps installed at the bottom of exterior doors seal the floor gap that foam and V-strip can’t address — they’re the most important weatherstripping for exterior doors.
The Full Audit: Finding Every Gap
A systematic air leak audit on a cold, windy day reveals gaps that aren’t obvious in normal conditions. Hold a lit incense stick near suspected leak locations — drafts deflect the smoke clearly. Check: the perimeter of every exterior window and door, the attic hatch, electrical outlets on exterior walls (these are surprisingly significant air leak paths), the chimney damper, the dryer vent connection, and anywhere pipes or wires penetrate from interior to exterior or from heated to unheated space.
Prioritize the gaps by their magnitude and location — a large gap at the attic hatch contributes more to energy loss than a small gap at a window corner. Addressing the largest leaks first produces the most immediate improvement per hour of effort. After the large gaps are sealed, the accumulated effect of sealing many small gaps is also significant.
